Consultations

 

Consultations services are what I spend most of my time undertaking. Consultations can be over the telephone, over video chat e.g. Zoom/Facetime/WhatsApp or in-person on-site. As long as the problem falls within my areas of knowledge, I can try to help with any aspect of building pathology or maintenance planning and execution. These are some of the consultation jobs I have undertaken over the last year or so:

 

  • Preparation and submission of numerous Heritage Statements and Listed Building Consent applications.

  • Preparation and management of Schedules of Work.

  • Investigating moisture ingress in many different areas of properties and proposing remedial works.

  • On-site project coordination for re-pointing, stone replacement and re-rendering of a listed building.

  • Diagnosis and proposed remedial works of a flooded cellar.

  • Roof surveys (inspection and report) and proposed remedial works for several blocks of flats (acting on behalf of the Management Companies).

  • Advice on cracking and structural movement.

  • Building defect surveys on several schools around England. 

  • Working with several architects and homeowners on refurbishment and conversion plans for traditionally built properties.

  • Surveying and providing a maintenance plan for a pair of Grade II listed bottle ovens.

  • Advising a homeowner on an incorrectly built conservatory.

  • Helping homeowners prioritise repairs and advise on appropriate materials and techniques.

  • Advising contractors and homeowners on timber decay and insect attack in roof spaces and sub-floor areas.

  • Researching, inspecting and report writing on defects in newly built homes. 

  • Assisting clients with costings for repair works.

  • Applications for grant funding works and working with grant funding providers. 

  • Assisting landlords on tenant waste due to inadequate heating and ventilation.

  • Advising several churches on inappropriate repairs and proposing remedial works.

  • Advising clients on several mixed-use and commercial properties both pre and post-purchase.

  • Undertaking and preparing reports on high-level defects and roof surveys.

Consultations are based on an hourly rate of one hundred and twenty-five pounds plus half rate for travel time and mileage at sixty-five pence per mile from S11 7GH. There is a minimum fee of two hundred and fifty pounds plus mileage for on-site consultations, telephone and video consultations can be done by the hour. At an on-site consultation, the client would usually make notes as we go around, however, I can prepare a brief or full report if you wish, preparation of which is based on the standard hourly rate.
